How it works
Step by step.
Sweeps both sources
OpenRent and SpareRoom, filtered to whole properties in the target area rather than everything that matches a postcode.
Drops the agents
Agency listings are removed. The point is direct landlord contact, and an agency listing isn't that.
Drops what doesn't fit
Student lets, shared accommodation and mobile homes are all filtered out before anything reaches you.
Deduplicates against what you've seen
A listing you already have doesn't come round again as a fresh lead just because it was re-posted.
Writes to Notion
Qualifying leads land in the Property Leads database with their details attached, ready to work.
Keeps a dated backup
Every run also writes a CSV and XLSX. If a database view gets changed or a row gets deleted, the raw file is still there.
Filtering is the whole job
Scraping a listing site is easy. The value is in the four filter passes — agent, student, share, mobile home — because a list of two hundred unfiltered listings takes just as long to work through as the tabs it replaced.
